Builtthings,and why they work.
A short shelf of projects — a building, the spa inside it, and a shirt for the company that leases the third door. Each one a business first, and a design second.
One Neem Place
Five doors on Panglao’s busiest corridor. Not one of them empty since the day it opened.
One Neem Place is not a strip of rentals. It is a curated block — a juice bar, an unlimited Korean BBQ, a lender, a Thai spa and a coffee cart — each door chosen for what the corner was missing rather than for whoever signed first.
That idea had to be sold to two audiences at the same time: operators looking for a space, and the people walking past deciding where to stop. So the site opens on the thesis rather than the floor plan — develop to make an address worth naming, not to fill square metres. The tenancy reads as a collective. The leasing form asks what you would open, not what you can pay.

Thai Royale Spa
A guest deciding at midnight on Alona Beach and a local deciding at noon in the city need the same three answers.
Which branch, how far, and is it still open. So the site leads with locations rather than with a hero image — two branches, live opening hours, and a countdown to last call. Rates sit behind a branch toggle, because comparing the wrong menu is worse than seeing no menu at all.
Guests arrive on this island from everywhere, and they do not all use the same app. Every channel they already have is one tap from the booking decision: WhatsApp, Messenger, LINE, KakaoTalk, Viber-era habits and all. There is an AI concierge for the questions a price list cannot answer — and a spa playlist for the ones nobody asks.

Samofund X
Ten years of company trips deserved more than a logo on a chest.
The tenth Samofund trip — Hong Kong — needed a shirt people would keep wearing after the flight home. Loud enough to work as a souvenir, composed enough to still read as design on a Tuesday.
The answer was a five-line lettering block — SAMO / FUND / HONG / KONG / 2025 — set heavy and edge-to-edge, then broken open so a ferry, a double-decker, a castle, a panda and a lion dance could sit inside the counters of the type rather than decorate around it.

Want one of these for your own business?
Every project here started as a conversation about a business, not about a website. That is still the best way to begin one.
