SERVICE_002 // FLOORING_TAKEOFF · AU

Flooring takeoffs & bills of quantityfor Australian projects.

AI reads the whole document set — plans, specs, addenda, schedules — and surfaces every discrepancy in it. Then every cut is allocated into the roll before anyone orders a metre: same dye lot, seams where they belong, and a bill of quantities that traces back to a drawing rather than to an assumption.

Need remote flooring quantity surveying support? I prepare flooring takeoffs and bills of quantities for Australian contractors and builders, with MeasureSquare allocation plans and documented queries. Send the latest drawing set, finishes schedule, revisions and tender deadline to agree the scope and turnaround.

A measure tells you the area. A takeoff tells you what to order.

The two numbers are never the same. Between them sit the roll width, the cut lengths, the direction of the pile, the seams you can live with and the dye lots you cannot mix. That gap is where the wastage allowance goes, and on a job of any size it is the difference between a margin and a shortfall.

Material saved and hours saved are the same saving. Planning the cuts up front does both.

DOCUMENT_INTELLIGENCE

AI reads the whole set.Every page of it.

On a tender set, the answer to a single quantity question is spread across a finishes schedule, three revisions of a plan and an addendum issued a week after both. Reading all of it is where takeoff hours go — and skimming it is where the expensive mistakes come from.

I have built AI tooling that does that reading in full, and returns what does not line up.

01

Reads the whole set

Plans, specifications, finishes schedules, builder’s addenda and every revision — hundreds of pages, read end to end rather than sampled.

02

Cross-references it

A finish tag on a plan checked against the schedule, against the specification, against the addendum issued after both — and flagged wherever the three disagree.

03

Researches the products

Specified ranges checked against current manufacturer literature: whether the range is still current, what roll width it actually comes in, how it behaves across batches.

04

Drafts the RFIs

Every gap and contradiction written up as a question ready to send, with the page and drawing reference attached to it.

WHAT IT DOES NOT DO IS DECIDE. QUANTITIES, SEAM POSITIONS AND DYE-LOT GROUPING ARE STILL CALLED BY A PERSON — THE AI REMOVES THE READING, NOT THE JUDGEMENT.

WHAT_YOU_GET
01

Bill of quantities

Quantities per room and per area, priced by product code, with the measured basis shown rather than a lump sum.

02

Cut plan & roll allocation

Every cut placed into a roll before anything is ordered — part-width pieces nested rather than taken as full-width drops.

03

Seam layout

Seams positioned away from doorways and main traffic, with pile direction kept consistent across drops.

04

Dye lot & batch plan

Cuts grouped so a continuous area never straddles two lots, and the order quantity reflects that grouping.

05

RFI list

Anything the drawings and the schedule do not answer comes back as a question, not as a silent assumption.

06

Waste & wastage summary

Offcut retained, waste percentage, and what the allocation saved against a straight drop-by-drop plan.

HOW_IT_RUNS
A

Send the documents

Plans, the finishes schedule or specification, and any builder’s addenda. PDF or CAD.

B

Triage & queries

AI reads the full set and cross-references plans, schedule and addenda. Every disagreement it surfaces is raised as an RFI before measuring starts.

C

Takeoff & allocation

Areas measured in MeasureSquare, then cuts allocated to rolls with batch and seam rules applied.

D

BoQ delivered

Quantities, cut plan and RFI list returned, each line traceable back to a drawing.

QUESTIONS

What do you need to start a takeoff?

Plans in PDF or CAD, the finishes schedule or specification, and any builder’s addenda or revisions. If a finishes schedule does not exist — common on residential builder-contract sets — the plain-text finish tags on the plans are read instead, and anything they leave open is raised as an RFI.

What is the difference between this and a measure off the plan?

A measured area tells you how many square metres are on the floor. A takeoff tells you what to order. The two differ by the roll width, the cut lengths, the seam positions, the pile direction and the dye lots — which is where the waste and most of the money sit.

Do you handle commercial tender sets as well as residential?

Both. Commercial tender sets with coded finishes and full schedules, and residential builder-contract sets with trade addenda and no schedule, are handled differently but produce the same deliverables.

How do you deal with gaps in the documents?

They come back as RFIs. An assumption buried in a quantity is the most expensive thing in a takeoff, because nobody finds it until the material is on site and short.

Do you verify the products in the specification?

Yes — specified products are checked against current manufacturer literature, including whether the range is still current and what roll width it actually comes in. A discontinued range or an assumed 3.66m width on a 4.0m product changes the whole plan.

How is AI used in the takeoff?

It does the reading. Plans, specifications, finishes schedules and addenda are read in full and cross-referenced against each other, so a finish tag that disagrees with the schedule, or a product superseded by an addendum, is caught rather than measured. It also researches specified products against current manufacturer literature and drafts the RFIs with their page references attached. The measuring decisions, seam positions and dye-lot grouping remain a human call.

Where do you work?

Australia-wide, remotely. Documents in, bill of quantities out.

NEXT_STEP

Send the plans. Get the quantities.

A set of drawings and a schedule is enough to start. Anything missing comes back as a question before it becomes a quantity.
